Find land, buy it, build a home on it. 1-2-3. Sounds pretty easy, right? It is! Really! With Rotelle, that is! We have almost 25 years of experience to prove it!

Here’s the stripped down version of the steps that need to happen in order to make your dream home a reality!

1. First off, determine what you can afford. Make sure to include in your budget improvement costs for the land.

2. Obtain pre-approval from a lender that does construction loan financing. We have a great list of lenders!

3. Find the land you would like to buy. If you need help, we are experts at finding land and determining what improvement costs are involved to deem it buildable, so leave this part up to us! 

4. Contact the bank to start the full application process and lock into a rate. Right now is the BEST TIME to get the BEST RATE!

5. Lender orders appraisal on the property. Don’t worry, we know a winner when we see one!

6. Lender issues a commitment letter. This tells us, the Builder, that we get the green light to move forward.

7. Title search is ordered and completed. Use ours or use your own!

8. Closing happens on the property. You are now the proud owner of LAND!

9. Construction begins. YAH!

10. Inspections are made systematically by the Bank. They just wanna know the construction process is on schedule before they hand over more money.

11. Home is completed. YAH!!!!

12. Final Inspection is performed. ALMOST TO THE FINISH LINE!

13. Interest-only construction loan is converted to a permanent mortgage. REPEAT: Right NOW is the BEST TIME to get the BEST RATE! 

You are now the proud owner of not only land, but a gorgeous new home that you customized yourself! It really is as easy as 1-2-3!
